If you're a landlord in the UK, the Energy Performance Certificate (EPC) regulations are set to tighten in 2026 — and failing to prepare now could impact your ability to let your property.
Here’s what you need to know about the upcoming EPC changes and how they could affect your rental property.
What Is an EPC?
An Energy Performance Certificate (EPC) rates the energy efficiency of a property on a scale from A (most efficient) to G (least efficient). EPCs are legally required for most residential lettings and are valid for 10 years.
What Are the EPC Changes in 2026?
Under the proposed new rules, from 2026, all new tenancies in England and Wales must have a minimum EPC rating of C or above. For existing tenancies, the deadline is expected to be 2028.
While the changes haven't been officially passed into law yet, the government has signalled strong support for this shift toward greener housing.
Key Details (As Proposed)
From 2026: All newly rented properties must have an EPC rating of C or better
From 2028: All existing tenancies must meet the same standard
Fines: Penalties of up to £30,000 for non-compliance
Exemptions: May apply if the property is listed, or if improvements exceed a cost cap (previously £10,000)
What This Means for Landlords
If your property is currently rated D or below, you may need to invest in energy efficiency upgrades such as:
Improved insulation
Double or triple glazing
Energy-efficient boilers
LED lighting
Smart thermostats or heating controls
Waiting until 2026 could lead to delays, higher costs, or rental voids while work is carried out.
